Buying
If you are a buyer coming from out of state, we will provide a list of properties in addition to what you can find on-line as to have a concentrated approach. This is so you can view as many properties as possible during your visit to CT. In preparation for that visit, I can also visit the properties to validate on-line photos for you to down select as on-line listings can sometimes be misleading.
For local buyers, I can provide customized approach for whatever style you are most comfortable. Casual, blitz, or anything in between.
All buyers get:
- a low pressure style approach to only seeing the homes that are of interest to you
- 12 month home warranty if the property isn’t already offered with one
- closing credit of $1,000, $1,500, or $2,000 based on the value of the property purchased
Selling
With the amount of information available to buyers today through websites and social media outlets such as Realtor.com, Zillow, Trulia, and Facebook, outreach and promotion is fundamentally different than it was even 5 years ago.
As such, we do not create glossy prints, publish in hard copy publications, and spend money on non-value added marketing channels. I give this value back to the client in the form of lower commission fees.
While many firms don’t tell you this, the commission fees for listing a property are completely negotiable based on CT law. So don’t be fooled by terms such as “standard” fee, required %, or X% is “normal.” We put this all on the table in a stated term structure so you can do your own math on what you may be able to save in commission fees.

- flexible and creative listing arrangements to let you manage how to show your home
- structured commission to reflect low over head (3.5% to 5.0%) based on selling price (avg savings is $7,000+)
